How a boiler actually works

Before getting into cleaning steps, it helps to know what's inside the cabinet. Every boiler — gas, oil, or steam — does the same basic job: burn fuel (or use electric elements) to heat water, then move that heat through your building.

Hydronic vs. steam systems

Hydronic (hot water) boilers heat water and circulate it through a closed loop of pipes to radiators, baseboard units, or radiant floor tubing, then return it to the boiler to be reheated. This is the most common system in Maine homes built or renovated in the last several decades.

Steam boilers heat water to the point of producing steam, which travels through pipes to radiators under its own pressure, releases heat as it condenses, and drains back to the boiler as water. Many older New England homes, especially pre-1950s construction, still run on steam, and these systems require different maintenance attention — particularly around water level and the low-water cutoff.

Gas, oil, and electric

The fuel source changes what gets dirty and how often it needs cleaning.

The parts a technician inspects

Heat exchanger

Where combustion heat transfers into the water. Soot or scale here is the single biggest drag on efficiency.

Burner assembly

Mixes fuel and air for combustion. Clogged ports or a misaligned nozzle cause uneven, inefficient burns.

Flue & chimney connection

Vents combustion byproducts outside. Blockages here are a carbon monoxide safety issue, not just an efficiency one.

Circulator pump

Moves hot water through hydronic piping. Bearings and seals wear over years of continuous operation.

Pressure relief & expansion tank

Manages system pressure as water heats and expands. A waterlogged expansion tank is a common cause of relief valve leaks.

Low-water cutoff (steam)

A safety device that shuts the burner off if water level drops too low — sediment buildup here can cause it to fail silently.
