This is what a thorough annual cleaning looks like for the three most common boiler types in Maine: gas-fired, oil-fired, and steam. It's presented here so you know what to expect from a service visit — not as a substitute for hiring a licensed technician.
Gas boilers produce less soot than oil systems, but burner ports, the heat exchanger, and condensate drains (on high-efficiency units) still need annual attention.
The technician switches off electrical power at the service switch and closes the manual gas shutoff valve before opening any panels. The system is allowed to cool fully before work begins.
Front and burner-access panels are removed to expose the combustion chamber, burner assembly, and heat exchanger fins.
A stiff nylon or wire brush (manufacturer-dependent) is used to loosen dust and light soot from the heat exchanger fins, followed immediately by a shop vacuum with a HEPA filter to capture loosened debris before it resettles.
Burner ports are cleared of dust and lint with a soft brush or compressed air. The pilot assembly or hot-surface igniter is wiped clean, and the flame sensor is gently cleaned with fine abrasive pad if oxidized.
On condensing boilers, the condensate trap is removed, flushed of sediment and algae buildup, and the drain line checked for clear flow, since a clogged trap can trigger a system lockout.
Panels are reinstalled, gas and power are restored, and the technician fires the unit and checks flame color and combustion readings with a combustion analyzer to confirm proper air/fuel mixture before signing off.
